Exterior Painting Cost: The Factors That Move a Quote Up or Down
HomeAdvisor reports a national average of $3,178 for exterior painting, with most projects between $1,819 and $4,551 (updated June 2026); HomeGuide gives $1.50 to $5.00 per square foot of paintable surface, or $3,000 to $10,000 for a 2,000 square foot house (July 2025). Here is what moves a quote within those ranges.
1. Paintable Area
Siding area, not floor area. A two-story house has much more wall per square foot of floor than a ranch.
2. Stories and Access
HomeAdvisor notes two-story homes can cost up to 50% more than one-story. Steep lots, decks under walls and tall gables need more ladder work or lifts.
3. Siding Type
HomeGuide's ranges per square foot: vinyl $1.50 to $4.50, stucco $2 to $5, brick and aluminum around $2 and up. Rough or weathered surfaces take more paint and time.
4. Condition and Prep
Washing is standard. Chalky paint needs primer; peeling paint needs scraping and sanding.
5. Repairs
Rotted trim, swollen hardboard and damaged fascia are carpentry, priced separately. On 1980s and 1990s homes around Matthews, this is often the biggest variable.
6. Trim, Shutters and Doors
Lots of windows, shutters, columns and railings add brush time.
7. Color Change
A big change can add a primer coat or a third coat.
8. Lead-Safe Work
Homes built before 1978 need containment and cleanup wherever paint is disturbed.
Frequently Asked Questions
How much does it cost to paint a 2,000 square foot house exterior?
HomeGuide's national benchmark is $3,000 to $10,000; the house's height, siding and condition decide where it falls.
Is painting trim only cheaper?
Yes, but trim is slow brush work, so it is not proportionally cheap.
Do permits add cost?
Repainting normally needs no permit. Siding replacement may.
Why do two-story homes cost more?
Height means more ladder work, more setup and slower progress.
