Soft Washing Siding
A cleaning solution applied at low pressure, given time to work on mildew and grime, then rinsed. Safe for vinyl, fiber cement and painted wood.
Siding, trim, soffits, walkways and driveways cleaned with the right pressure for each surface: soft washing for the house, pressure washing for concrete, and a full prep wash before paint.
Washing is maintenance on its own and the first step of any exterior paint job. Here is what builds up on Matthews houses.
Different surfaces need different pressure. Using one setting for everything is how siding gets damaged.
A cleaning solution applied at low pressure, given time to work on mildew and grime, then rinsed. Safe for vinyl, fiber cement and painted wood.
A mildewcide on shaded walls and soffits so growth does not come right back after the rinse.
Soffits, porch ceilings, gutter faces and trim cleaned, and black streaks under gutters treated.
Driveways, walks and patios cleaned with a surface cleaner and higher pressure suited to concrete.
Plants wetted before and rinsed after, and runoff directed away from beds and storm drains where possible.
A full wash and drying time before painting, so primer and paint bond to the surface and not to dirt or pollen.
Washing before a paint job? We schedule the wash a day or two before painting starts.
๐ Call (980) 243-8188Three things coat Matthews houses: mildew, pollen and red clay. Mildew grows on shaded walls and soffits in humid summers. Spring brings the yellow pine pollen that settles on every surface in March and April. Heavy rain splashes red clay onto the lowest course of siding.
All three have to be removed before painting, because paint applied over them does not bond. The EPA's moisture guidance also points out that growth on building surfaces is a moisture signal; walls that grow mildew fast often have poor drainage, overflowing gutters or heavy shade.
We use low pressure on siding because high pressure can drive water behind vinyl and fiber cement and into old wood, which then has to dry before painting. On homes built before 1978, washing loose or peeling paint follows lead-safe practices so paint chips are not spread across the yard.
Each surface gets its own method. The goal is clean and dry, not blasted.
We note siding type, loose paint, damaged boards and plants to protect, and agree on what gets washed.
Plants wetted, outlets and lights covered, and windows checked closed.

Walks and drives cleaned, plants rinsed again, and a walkaround with you.

Washing a house is easy to do badly. Our painters wash the way they would want a house washed before they paint it.
Straight answers on cost, soft washing, mildew and washing before paint.
Washing is priced by the house size, number of stories and add-ons like concrete. HomeGuide's national benchmark for washing a house is $170 to $360 (April 2024). Washing done as part of a paint job is included in the painting scope.

Question about your property? Call (980) 243-8188Soft washing uses a cleaning solution at low pressure to kill and lift mildew and grime. Pressure washing uses high water pressure and is for hard surfaces like concrete.
Question about your property? Call (980) 243-8188Yes. High pressure can crack vinyl, etch fiber cement, gouge wood and push water behind the siding and around windows.
Question about your property? Call (980) 243-8188Once a year is common around Charlotte, usually after spring pollen. Shaded houses with mildew may need it more often.
Question about your property? Call (980) 243-8188Less sun and slower drying. A mildewcide slows regrowth, but trimming back trees, cleaning gutters and improving drainage help most.
Question about your property? Call (980) 243-8188Usually 24 to 48 hours in good weather, longer for bare wood or after a humid stretch. We check that surfaces are dry before priming.
Question about your property? Call (980) 243-8188We wet plants before and rinse them after, and dilute the solution to what the surface needs. Most plants come through fine with that care.
Question about your property? Call (980) 243-8188No. Roof cleaning needs a different method and fall protection; we focus on siding, trim and flatwork.
Question about your property? Call (980) 243-8188Tell us the siding type, the number of stories, and whether you plan to paint. We will recommend the right wash and schedule it.
