The Quick Answer
These are national figures, not Matthews prices. Nobody has published a representative survey of local painting prices, so the honest starting point is the national benchmarks, labeled by source and date, and an on-site estimate for your house.
Two things decide most of the bill: how much surface needs paint, and what condition it is in. The rest (height, repairs, color change, trim detail, lead-safe setup) adds to those two.
House Painting Cost by Job Type
The table gives the published national range for each kind of job. The midpoint is simply halfway between low and high; it is not a typical price.
| Job | Low | Midpoint | High | What moves it |
|---|---|---|---|---|
| One room, walls only | $300 | $650 | $1,000 | HomeGuide; ceiling and trim roughly double it ($600-$2,000). |
| Whole interior | $1,300 | $3,800 | $6,300 | HomeGuide all rooms; full interiors with trim and ceilings run $2,900-$8,800. |
| Exterior, typical project | $1,819 | $3,185 | $4,551 | HomeAdvisor; two stories can cost up to 50% more. |
| Exterior, 2,000 sq ft house | $3,000 | $6,500 | $10,000 | HomeGuide; siding type, repairs and height. |
| Kitchen cabinets | $2,000 | $4,250 | $6,500 | HomeGuide average kitchen; $70-$125 per door. |
| Deck | $600 | $1,300 | $2,000 | HomeGuide paint or stain; stripping old coatings adds cost. |
| Drywall patch | $300 | $550 | $800+ | HomeGuide small to large holes; minimum job fees $350-$650. |
| Popcorn ceiling removal | $2,000 | $5,500 | $9,000 | HomeGuide with refinishing, $2-$6 per sq ft; test first. |
| House washing | $170 | $265 | $360 | HomeGuide; included in exterior painting scopes. |
A few patterns are worth knowing before you compare quotes. Exterior ranges overlap widely because a one-story ranch and a two-story house with fiber cement and lots of trim are different jobs. Cabinet painting costs more per square foot than walls because nearly all of it is prep and spray work. And small jobs carry minimum fees: many painters charge $250 to $500 at least, according to HomeGuide.
House Painting Cost per Square Foot
Both publishers also give an area-based rate for exteriors: HomeAdvisor $1.50 to $4 and HomeGuide $1.50 to $5.00 per square foot. The table multiplies paintable exterior surface by each rate. Paintable surface is the walls and trim you paint, not the home's floor area; a 2,000 sq ft two-story house often has 2,500 to 3,500 sq ft of paintable exterior.
| Paintable surface | Example | At HomeAdvisor rate | At HomeGuide rate | Job size |
|---|---|---|---|---|
| 1,000 sq ft | Small one-story ranch | $1,500 to $4,000 | $1,500 to $5,000 | Small exterior |
| 1,500 sq ft | One-story, larger footprint | $2,250 to $6,000 | $2,250 to $7,500 | Small exterior |
| 2,500 sq ft | Typical two-story | $3,750 to $10,000 | $3,750 to $12,500 | Medium exterior |
| 3,500 sq ft | Large two-story | $5,250 to $14,000 | $5,250 to $17,500 | Large exterior |
Small houses usually cost more per square foot than large ones, because setup, washing and cleanup take a similar amount of time. Lots of trim, shutters and windows move a house toward the top of each range.

How Paintable Area Is Measured
For exteriors we measure each wall (length ร height), subtract large openings like garage doors, and list trim, soffits, doors and shutters separately, because they take more brush time per foot. For interiors we measure wall and ceiling area room by room and count doors, windows and linear feet of trim. Two-story walls, stairwells and tall foyers are noted separately because they need taller ladders or scaffolding.
8 Factors That Change the Price
1. Paintable surface
More wall, siding and trim means more labor and paint. Floor area is only a rough guide.
2. Height and access
Second-story walls, steep lots, decks under walls and tall foyers slow the work and may need planks, scaffolding or a lift.
3. Surface condition
Sound paint needs cleaning and two coats. Chalky paint needs a wash and a bonding primer. Peeling paint needs scraping and sanding to a sound edge.
4. Repairs
Rotted trim, swollen hardboard siding, drywall holes and cracks are carpentry and patching, priced by the piece or the hour.
5. Color change
A big change from dark to light, or to a deep red or blue, can add a primer coat or a third finish coat.
6. Trim, doors and detail
Windows, shutters, railings, crown molding and built-ins take more time than open walls.
7. Age of the house
Homes built before 1978 need lead-safe setup, containment and cleanup wherever paint is disturbed.
8. Product and sheen
Premium acrylics and cabinet enamels cost more per gallon and last longer; semi-gloss trim takes more care than flat walls.
What Changes the Price in Matthews Homes
About 45% of Matthews homes were built between 1980 and 1999, according to Census estimates. Many of them have hardboard siding and finger-jointed pine trim that is now on its second or third paint job, so carpentry at sills, door frames and siding bottoms is the most common extra on exterior quotes here.
The weather adds prep, not cost per gallon. Spring pine pollen and red clay splash have to be washed off; shaded north walls need a mildewcide; and the 112 rain days a year at Charlotte Douglas (NOAA normals) mean exterior schedules include drying time. HOA color approval adds a step but not usually cost.
What Painting Extras Cost
Wood rot repair is usually priced by the board or linear foot after probing; a few sills and frames are a few hours of carpentry, a whole fascia run is more. Lead-safe containment on pre-1978 homes adds setup and cleanup time. Pressure washing a house runs $170 to $360 on its own (HomeGuide) and is included in exterior scopes. Popcorn ceiling asbestos testing runs $250 to $850 (HomeGuide).
What a Painting Estimate Should Include
- Every surface by room or side of the house: walls, ceilings, trim, doors, siding, soffits, shutters.
- The condition of each surface and the prep it gets: washing, scraping, sanding, caulk.
- Repairs listed by item: boards replaced, drywall patches, nail pops.
- Primer: where it goes and which product.
- Finish product, color names, sheen and number of coats.
- Protection: furniture, floors, plants, and lead-safe containment if the home was built before 1978.
- Start date, expected duration, payment schedule, warranty and cleanup.
How to Read a Painting Estimate
Put estimates side by side and compare the prep lines, not just the total. A lower price that leaves out washing, caulk or primer is not the same job. Check that "two coats" is written down, that the paint product line is named, and that repairs are priced or at least described.
Red flags
- A price given over the phone or from photos, without anyone seeing the house.
- "One coat" or no coat count at all.
- No mention of washing, scraping, caulk or primer on an exterior.
- Rotted wood that will be "filled" rather than replaced.
- A large deposit before any work is scheduled.
- No certificate of insurance, or no lead-safe firm certification on a pre-1978 home.
HOA Approval, Permits and Historic Review
Repainting does not normally need a building permit, but replacing siding or structural repairs can; check with Mecklenburg County Code Enforcement. Most HOAs require written approval for exterior color changes. Properties in a local historic district can need design review for exterior changes. See North Carolina painting laws.
Phasing and Paying for a Paint Job
If the whole house is not in the budget, phase it: repair and prime bare wood and failing trim first, because that is where water gets in, then paint the worst sides, then the rest. Interior rooms can be done a few at a time. Ask how deposits and payments are scheduled; most painters take a deposit to schedule and the balance at completion.
How Long It Takes vs What It Costs
A room usually takes a day, a full interior three to seven days, and most two-story exteriors three to six working days plus a drying day. Longer jobs usually mean more prep or repairs, which is where cost comes from. A crew that promises a whole exterior in one day is usually skipping washing, caulk or the second coat.
How to Keep the Cost Down
- Fix gutters and keep sprinklers off siding before the job, so less wood needs repair.
- Move furniture and clear walls yourself before an interior job.
- Keep the same color or a similar shade to avoid an extra coat.
- Paint before small peeling turns into rot.
- Bundle rooms or the deck and fence into one job to avoid separate setups.
Frequently Asked Questions
How much does house painting cost in Matthews, NC?
There is no published Matthews price survey. National benchmarks run $1,819 to $4,551 for a typical exterior (HomeAdvisor, June 2026) and $300 to $1,000 per room for interior walls (HomeGuide, February 2026). Your price comes from an on-site estimate.
How much does it cost to paint a two-story house exterior?
More than a one-story of the same floor area, because of height and access. HomeAdvisor notes two-story homes can cost up to 50% more; HomeGuide gives $3,000 to $10,000 for a 2,000 sq ft house.
What does it cost to paint one room?
HomeGuide's national benchmark is $300 to $1,000 for walls alone, or $600 to $2,000 with the ceiling and trim. Minimum job fees of $250 to $500 are common.
Is house painting priced by square foot?
Often, but by paintable surface, not floor area. Exterior rates run about $1.50 to $5 per square foot of paintable surface nationally; trim and doors are usually priced separately.
Why do painting quotes differ so much?
Mostly because of prep: washing, scraping, wood repair, caulk, primer and the number of coats. Compare the prep lines and the coat count, not just the total.
Does it cost more to paint a pre-1978 home?
Often a little, because disturbing old paint requires lead-safe setup, containment and cleanup by a certified firm.
Can I save money by doing the prep myself?
Moving furniture and clearing walls helps. Scraping and sanding exteriors yourself can be risky on older homes because of lead, and poor prep is the main reason paint fails.
Do painters offer financing?
Some do. Phasing the work, starting with bare wood and failing trim, is a common way to spread the cost.
