Painting Over Water Stains: Fix the Leak, Dry the Drywall, Then Block the Stain
A water stain bleeds through ordinary paint, sometimes after one coat, sometimes weeks later. Covering it takes three steps in order: make sure the leak is fixed, make sure the drywall is dry and sound, and seal the stain with a stain-blocking primer before painting.
Step 1: Confirm the Source Is Fixed
Ceiling stains under bathrooms, at exterior walls after storms, around skylights and under HVAC equipment all have a cause. Painting before it is fixed just hides the next leak. The EPA's moisture guidance is clear that the water source is fixed and wet materials dried first.
Step 2: Check the Drywall
Press the stained area gently. If it is firm, it can be sealed and painted. If it is soft, sagging, crumbling, or the paper is peeling, cut out the damaged section and patch it. If there is visible mold growth or a musty smell, deal with that before any painting.
Step 3: Seal the Stain
Use a stain-blocking primer made for water stains, usually oil-based or shellac-based for the toughest stains, applied over the stain and a few inches beyond. Water-based "stain-blocking" primers work on light stains; dark, old stains often need the solvent-based kind.
Step 4: Paint
On a ceiling, painting the whole ceiling avoids a patch that shows, because ceiling paint ages and yellows. On walls, paint corner to corner unless the paint is new and you have the exact can.
Frequently Asked Questions
Why does the stain keep coming back through the paint?
Water carries minerals and tannins that dissolve into water-based paint. A stain-blocking primer stops them.
Can I just use paint-and-primer in one?
Not for water stains. They need a dedicated stain-blocking primer.
Should I replace stained drywall?
Only if it is soft, sagging or moldy. Firm, dry stained drywall can be sealed.
How do I know the leak is really fixed?
Check after the next rain or after running the fixture above. A moisture meter reading that stays normal is a good sign.
