Painting Fiber Cement Siding: Factory Finish, Caulk Joints and the First Repaint

By Matthews Painting Pros · Published · Updated

Two-story homes with painted lap siding on a suburban street

Fiber cement siding holds paint better than most siding, but its first repaint has its own checklist: caulk at the joints, sealed cut ends, a clean surface, and a paint suited to cementitious boards. Many homes built around Matthews, Stallings and Indian Trail since the 2000s have fiber cement lap siding, trim and shakes.

Factory Finish or Field-Painted?

Fiber cement comes either with a factory-applied color finish or primed only, painted on site by the builder. Factory finishes tend to last longer before fading. Field-painted boards on newer subdivisions often have one builder coat that wears thin sooner. Either way, once it is chalking or faded, it can be repainted with a quality exterior acrylic.

Where Fiber Cement Paint Jobs Fail

  • Butt joints and trim joints. Caulk dries and splits, letting water in behind the boards.
  • Cut ends. Ends cut on site and never sealed absorb water, which can lead to swelling and paint failure near the joint.
  • Bottom edges. Boards too close to the ground, roof lines or decks stay wet.
  • Dirty surfaces. Construction dust, pollen and chalk prevent a good bond.

Repaint Steps

  1. Wash at low pressure with a cleaner and let the boards dry.
  2. Cut out failed caulk and recaulk joints with a high-quality paintable sealant, following the siding maker's guidance on which joints to caulk.
  3. Prime bare spots and any exposed cut ends.
  4. Apply two coats of 100% acrylic exterior paint.

Color and Heat

Fiber cement does not warp like vinyl, so darker colors are less of a structural concern, but dark colors still fade faster and make caulk joints work harder in the heat.

Frequently Asked Questions

How often does fiber cement need paint?

Often 10 to 15 years for factory finishes, sooner for builder-painted boards and sunny walls.

Do I need primer on fiber cement?

On sound painted boards, usually not. Bare spots and cut ends get primer.

Can I pressure wash fiber cement?

At low pressure. High pressure can damage the surface and force water behind the boards.

Should every joint be caulked?

Follow the siding maker's instructions; some joints are designed with flashing rather than caulk.
